Proposed as the first phase of a wider masterplan, 44 Waterloo Rd introduces a 17,800sqm, 11-storey timber office building, designed as a premier post-COVID business destination.

Each level offers external areas, while a central atrium enhances airflow and creates a dynamic workplace environment. The innovative floorplate design maximises natural light and views by placing workspaces around the building’s perimeter, promoting well-being and collaboration.

With a 50-50 window-to-wall ratio and integrated external shading, the building’s passive design significantly reduces both operating and embodied carbon. The timber structure, combined with rooftop solar energy and fossil fuel-free systems, ensures a net-zero-ready building from day one.

Ground-level spaces feature shaded, people-friendly areas perfect for dining and social interaction, while the development nurtures future sustainability by cultivating a nursery for fruit trees.
